How Much Does A Kitchen Cost?

This is the most common question we get asked and it’s often also the most difficult question to answer with any real degree of accuracy.

As a very rough estimate, an average sized and average priced kitchen, supplied and installed, is around $22,000 (including demolition & electrician, plumber/gasfitter, plasterer and splash back installation) but not including appliances, flooring, painting or any structural work.

The more information we have the more accurate the estimate can be. It’s really as simple as that.

“What if I want natural granite bench tops, country style profiled doors, plus a pull-out pantry, as many drawers as possible, slide-out bin and my kitchen is 3mtrs x 4mtrs x 3mtrs. How much will this cost?” – When you start breaking down to more specific items like that, a properly designed kitchen and a detailed quotation can be prepared for you.

Estimating the cost of a new kitchen is far more difficult than say, supplying the cost of a new car. With a car, you start with a pre-determined body, engine, interior, etc. This forms the basis for the price and the cost of various options is then simply ‘added-on’.

With a kitchen however, you have no ‘body’ to begin your initial price. You just have an empty room which needs to be ‘filled’ with a whole range of different cabinets to suit your needs. You need to design the body of the kitchen before any real costing can begin. There are literally thousands of options, based on different materials, colour combinations, profiles, edgings, hardware, accessories – all of which affect the price.

As a ballpark estimate, industry professionals suggest that a complete kitchen renovation (including demolition, installation of kitchen, all trades, appliances, flooring, painting) should be around 5 to 7% of the value of your house price, so if your home is worth $700,000 then perhaps budgeting around $35,000 to $50,000 can be a good guide for a completely installed kitchen.

“But I don’t want to spend any more than $15,000” – When most people first come to the showroom they have no idea what a kitchen is worth, but once we go through the “How much is it going to cost”, they often tell us how much they were thinking of spending. If you tell our designer how much you are willing to spend then the advice we give and the options discussed will be tailored around this.

There are seven areas of cost to be considered:

  1. The new appliances you need.
  2. The design complexity and overall size (quantity of cabinets) of your choice.
  3. Style and type of doors and bench tops.
  4. The sub-trades required.
  5. The additional decorations, fixtures and fittings desired (lighting, bins, baskets, glass doors, etc).
  6. Any building construction work e.g. removing or adding walls or rooms.
  7. Your budget.

Ways to save some money are to select a cheaper style of door or bench top; or simply have less cabinets installed; or do more of the work yourself (i.e demolition, tiling etc).

There are some costs that cannot be trimmed, no matter how big or small the kitchen is – for example it doesn’t matter how small you make the kitchen, there are typically minimum trade call-out fees for electricians, plumbers, plasterers etc.

Doors

Melamine doors are lowest in cost, followed by vinyl wrap, 2-pack polyurethane painted, then wood veneer and finally solid wooden doors & panels. The latter two can vary in price depending on the timber chosen.

A light solid colour is lower in cost then darker colours (which need a lot more care in manufacturing), texture is cheaper than matt or gloss finishes, whilst wood grain and patterned surfaces are more expensive due to wastage incurred in production.

Plain straight edged doors are the lowest in cost, followed by face profiled doors (square or arched look) and then higher costs for recessed or paneling style.

Bench Tops

Laminate bench tops are lowest in cost, followed by engineered stone and at the more costly end are the Timber, Stainless Steel, Natural Stones and Corian bench top finishes, but these can vary a lot up or down depending upon colour or species selected.

  1. Determine which appliances you will be re-using.
  2. Determine the costs of any new appliances you need.
  3. Determine the costs for removing flooring/patching flooring/laying new flooring (if required).
  4. Determine the cost of painting walls/ceiling (if required).
  5. Determine the cost of any building/structural work and do you need any walls checked by a builder for load bearing for example
  6. Determine the cost of replacing window furnishings (if required).
  7. After gathering all the above estimates, ascertain what your overall budget is (ask yourself how much do I have left in my overall budget to put towards the demolition, kitchen installation, sub-trades & splashback)
  8. Visit our showroom to get ideas on kitchens.
  9. Engage our designer to inspect your premises and discuss your needs.
  10. Review the design and cost implications – balance your desires with your budget.
  11. Finalise the design; and if getting other quotes be sure to compare…”apples with apples” and base your comparison upon the exact same design, specifications and quote/design inclusions.
  12. Ensure that you are dealing with a reputable company and ask questions like:
  • are you a member of the HIA?
  • can you supply recent customer referrals?
  • how long have you been in business?
